How much is the reservation fee to secure a unit?

The reservation fee is ₱20,000 which is deducted from your total downpayment. This fee secures your chosen unit and locks in the current price. Once paid, your unit is tagged as "Reserved" in DMCI's system and removed from public inventory. The reservation fee is non-refundable but fully credited to your downpayment.

What are the downpayment terms and payment options?

One Delta Terraces offers flexible payment terms with 0% interest on all downpayment options:
  • Promo Terms: 12% DP spread over 45 months — lowest monthly amortization
  • Regular Terms: 30% DP with shorter payment periods available
  • Spot Cash: Special discounts for upfront payment
The remaining balance (88% or 70%) can be financed through bank loan, or in-house financing upon turnover.

What documents do I need to reserve a unit?

For Local Buyers:
  • 2 Valid Government IDs (with photo and signature)
  • TIN Number (Tax Identification Number)
  • Proof of Billing Address
  • Reservation Fee Payment (₱20,000)
For OFWs:
  • Valid Passport
  • Overseas Employment Contract or Work Permit
  • TIN
  • Special Power of Attorney (SPA) if reserving remotely
For Foreigners: Foreign nationals can purchase condo units (up to 40% of building's total units). Requirements include valid passport.

When does my monthly amortization start after reservation?

Your monthly due date depends on when you reserved your unit:
  • Reserved 1st–7th: Monthly payment due every 7th
  • Reserved 8th–15th: Monthly payment due every 15th
  • Reserved 16th–22nd: Monthly payment due every 22nd
  • Reserved 23rd–30th/31st: Monthly payment due every 30th (or 28th for February)
Your first monthly amortization typically starts 30 days after your reservation date. DMCI sends SMS and email reminders before each due date.
